Nutrient Neutrality

Housing offset requirements.

Kg Phosphorus to Offset/Yr

The Statutory Requirement

In 74 local planning authorities across the UK (as of 2024), housing developments cannot proceed unless they can prove "nutrient neutrality" regarding phosphorus and nitrogen runoff into protected catchments (e.g., the Solent, River Wye).

Development Size Est. Phosphorus (kg/yr) Offset Land Required (Wetland)
10 Houses8.0 kg~1 Hectare
100 Houses80.0 kg~10 Hectares

Common Mistakes

Assuming agricultural land reversion is an instant fix. Highly fertilised land leaks phosphorus for years after farming ceases. Constructed wetlands are often required to actively strip the nutrients.

FAQ

Can I sell nutrient credits and BNG on the same land?
Yes, "stacking" is generally permitted for nutrient neutrality and BNG, as they solve two different statutory problems (water quality vs habitat loss).
